The 9G Ranch is located in southern Grayson County and conveniently located 12 miles southeast of Sherman Texas near the town of Tom Bean, TX. The 9G Ranch consists of roughly 497± acres of manicured pastures, mature timber, creek bottoms and is highlighted by a 36+ acre trophy bass lake.

Complementing the natural beauty of the property is a 60' x 100' metal building that has tremendous potential. The metal building was constructed on the hill overlooking the lake and its location provides views of the water below as well as the surrounding property. The first floor of the building is finished out with bathrooms, a great open area for large gatherings, a cantina room and a partially completed kitchen. Although it is currently framed out for six (6) bedrooms, the second floor is unfinished thereby providing the new owner the ability to complete the second floor in the manner and style in which they prefer. The second floor is also plumbed for one and a half bathrooms.

KEY FACTS

Water:

One of the main features of the property is the 36+ acre Choctaw Conservation Lake that is centrally located on the property.  The lake provides excellent fishing, boating, and hunting opportunities.  Currently the lake is in a managed fishing program and is leased to Private Water Fishing.  This lease can be terminated upon proper notice.  In addition to the lake there are numerous tanks as well as four creek drainages that transverse the property and provide ample water for wildlife and livestock.

Wildlife:

The wildlife on the ranch consist of whitetail deer, hogs, migratory birds and other native wildlife to the area.  Excellent hunting can be found on the 9G ranch because of the large amount of timber located along the creeks providing ample travel corridors for wildlife.  Migratory birds are plentiful throughout the ranch and excellent dove hunting can be found in the fields and around the tanks in the early fall.  Once the winter months arrive and the waterfowl migration has begun exceptional waterfowl hunting can be enjoyed on the lake as well as on the numerous tanks located throughout the ranch.

Livestock:

The ranch is set up for an amazing livestock program.  In the past, the current owners have been involved with the horse business as seen with the ample horse facilities attached to the main building.  Included in these facilities are 5 indoor stalls, 5 outdoor stalls, 100’ by 275’ outdoor riding arena, multiple horse pastures, and excellent pastures for grazing.  Along with horse facilities the ranch is a cattleman’s dream with multiple pastures for rotational grazing, cattle processing facilities and excellent range conditions due to the current management practices in place.   The property is subject to a Grazing Lease which terminates on January 31, 2018.
