Some properties are measured in acres. Others are better measured in generations.

Along the banks of Pecan Bayou, beneath Lake Brownwood, more than 36,000 pecan trees stand in long, deliberate rows across one of Central Texas’s most established agricultural properties. Many trace their origins to an orchard planted more than half a century ago. What exists today reflects not just favorable soil and water, but decades of cultivation, investment, and stewardship.

Pecan Grove Farms is a place built over time.

Encompassing 1,253± contiguous acres, including nearly 1,000 acres in improved pecan varieties, the farm combines scale, deep alluvial soils, adjudicated water rights, and a fully developed commercial orchard—an increasingly rare combination in Texas.

Over the past five years, the farm has averaged more than one million pounds of pecans annually, with production trending upward under a data-driven management program. Yet the long-term value lies less in any single harvest and more in the infrastructure, water, orchard maturity, and accumulated expertise developed over decades.

An Established Orchard

The orchard includes approximately 36,353 improved-variety pecan trees, planted on a 35’ x 35’ spacing that promotes canopy health and sunlight penetration.

The property is organized into three primary zones and 22 management blocks, allowing precise control of irrigation, fertilization, hedging, and harvest operations.

Annual hedging and trimming are performed across the orchard to maintain long-term productivity and tree health. This ongoing management reflects a core principle of the operation: the orchard is managed for sustained performance, not just seasonal yield.

Water Resources

In Texas agriculture, water defines capability.

Pecan Grove Farms holds approximately 1,246± acre-feet of adjudicated water rights from Pecan Bayou, dedicated to orchard irrigation.

Water from the City of Brownwood’s raw-water system flows through a central canal and into a modern drip-irrigation network serving the entire orchard. The system can deliver up to approximately 7,100 gallons per minute, based on operational records, and supports fertigation when needed.

This infrastructure exists for one purpose: to reliably sustain more than 36,000 producing trees.

In addition, the property includes approximately 2.5 miles of Pecan Bayou frontage, adding both functional water access and a natural setting defined by mature pecan canopy, wildlife, and open water.

A Long-Term Agricultural Asset

Owning a productive orchard is fundamentally different from owning raw land.

Each season carries consequence—growth in spring, irrigation management in summer, and harvest in fall, all shaped by decisions made years in advance.

A mature orchard cannot be quickly replicated. Trees must be planted, infrastructure built, water secured, and systems refined over time. Most importantly, it requires years that cannot be accelerated.

At Pecan Grove Farms, that timeline has already been completed.

The existing farm management team is available to remain in place, offering continuity and preserving institutional knowledge specific to the operation.

Location

Located just outside Brownwood along FM 2125, the property is approximately 2.5 hours from Fort Worth, Austin, and Waco, about 3 hours from San Antonio, and roughly 5 hours from Houston.

This central location provides both accessibility and the privacy of a working agricultural setting.

Standing within the orchard, the scale becomes tangible:

1,253± acres.

More than 36,000 trees.

Over one million pounds of annual average production.

Decades of established growth.

And water resources sufficient to sustain it.

While larger tracts exist in Texas, few properties combine this level of maturity, infrastructure, and production in a single contiguous holding.

Pecan Grove Farms represents a rare opportunity to acquire a fully developed agricultural enterprise—rooted in the land, supported by infrastructure, and positioned to continue for generations to come.
