The W.T. Waggoner Estate Ranch is one of the largest contiguous ranching units in the United States. It has been owned by the same family since 1849 and is a diverse ranching operation running thousands of cattle, almost 30,000 acres of farmland, substantial oil operation, nationally known horse program and recreation opportunities from wildlife and large lakes.

 

Location 

The W. T. Waggoner Estate Ranch spans six counties of North Texas and is located south of Vernon, the county seat of Wilbarger County, Texas. Terrain

The terrain of the ranch varies from fairly level to rolling and sometimes broken. Several major creeks and rivers run through the ranch. Approximately 30,000 acres are currently in cultivation, and many thousands of additional acres are suitable to be farmed. Mesquite is the principal invader in this part of Texas. Much brush work has been done, and the mesquite canopy is nearly extinct to moderate on portions of the ranch, while other areas have substantial regrowth. Hackberry and soapberry trees are common in the creek bottoms and cedar is predominately found in the rougher broken areas of the ranch.

 

Water

The ranch is principally watered by live creeks, large earthen ponds and pivots. Several huge lakes are located on the ranch. These lakes typically cover from over 1,000 surface acres to as much as 16,000 surface acres each.

 

Access

The Waggoner Ranch is accessed by paved highways, graded county roads and an extensive network of private ranch roads. 

 

Hunting

Throughout the 165 year ownership, no commercial hunting has ever been allowed. The ranch supports good populations of deer, turkey, quail, dove, water fowl and feral hogs. The large wheat fields and food plots are a magnet for the wildlife.

 

Improvements

The Waggoner Ranch is considered to be very well improved. Two major sets of headquarter compound improvements are used by owners of the ranch and there are approximately 20 cowboy camps scattered throughout the property. The ranch has many large livestock working and shipping facilities, and all improvements have been well maintained.

 

Minerals

There are over 1,000 producing oil wells on the Waggoner Estate Ranch. Approximately 41.67% of the entire mineral estate will convey with the property.
